Which areas of north London do you cover?

Our offices are situated in Bounds Green and Haringey, but we also cover the Wood Green, Hornsey, Harringay, Alexandra Palace, Tottenham, Arnos Grove, Bowes Park, Southgate, New Southgate, Palmers Green and Friern Barnet areas of north London.

How do I secure a property after viewing?

Wilkinson Byrne require one weeks rent as a holding deposit to secure the property whilst we carry out reference checks. Upon the completion of reference checks and assuming your references have been returned successful; the holding deposit you paid to secure the property will be offset against your first months rent. Please be aware that if your references are unsuccessful due to falsified information being supplied to the reference agency; your holding deposit will be withheld.

What forms of ID will I need?

Two Proofs of I.D will be required in the form either Valid signed passport EEA member state identity card & two forms of utility bills that are no older than six months.

What fees will I pay as part of my tenancy?

In line with the “Tenants Fees Act” signed in June 2019; Wilkinson Byrne do not charge fees to tenants.

Do I need a guarantor?

Once we have established your rent affordability by way of a simple calculation prior to full referencing or once a full reference and credit check has been carried out, we will be in a better position to determine whether or not you require a guarantor. Students will require a guarantor regardless of the above.

Who will hold my deposit and when do I get it back?

Wilkinson Byrne register tenants deposits with the “Deposit Protection Service”. This is a government recognised scheme and once your deposit is registered with them, they will email you to inform you of the same. They will also send you a like to set up an account for you to access and monitor your deposit throughout your tenancy.

You will be informed if your landlord is registering your deposit and which scheme they are likely to be using. In this situation, your landlord has 14 days to register and notify you of which scheme they have chosen to use.

How do I report a maintenance issue?

All maintenance issues can be reported via our dedicated online tenant portal.

What happens if I can't pay my rent?

Communication is key! As soon as your financial circumstances change and you feel this may have an impact yon your ability to pay your rent; please notify your contact at your local office of Wilkinson Byrne as soon as you can. We will discuss the options open to us and we will endeavour to manage our way through the situation to achieve the best outcome for all.
