Once let your property will be dealt with by our central management office where our team of knowledgeable friendly members of staff will be happy to deal with any questions or issues you or your tenants may have either prior, during or after the tenancy has expired. But it’s good to understand the basic process, especially if you are a first time landlord.


Safety Certificates

Landlords are required by law to provide an up to date “Gas Safety Certificate” and “Energy Performance Certificate” before letting their property. Where instructed, Wilkinson Byrne can arrange for these checks to be carried out by our qualified engineers. Reference checks

Our reference checks are carried out by “Homelet” or “FCC Paragon”. These credit checks constitute a full credit reference thus ensuring that a prospective tenant is financially secure and has had no previous rent arrears or “CCJ”‘s registered to them. It also includes an employment reference, landlord’s reference and various character references.

Where tenants have passed the full referencing check we are able to offer our landlords rent full warranty protection. This arranged via the relevant reference agency and for a minimal one off fee of £220 (including VAT) we can protect your rental income in the event that a tenant loses their job or is unable to meet the rental payments for any other reason. Inventories

Prior to the tenants moving in we advise our landlords to use a professional inventory clerk which we are able to provide (more details about the costs relating to Inventory clerks can be provided on request).The inventory clerk will provide a check-in, full inventory report and check-out for the tenants, once they leave the property. This will help to deal with any disputes, if they arise at the end of the tenancy.

 

Tenant deposits & rent collection

We are legally required to lodge the tenants deposit with a registered “Deposit Protection Scheme”. This deposit is held by the scheme until the end of the tenancy and returned to the tenants providing we have been authorised by our landlord to do so.

In the case that the landlord wishes to deduct money from the deposit then we will report this to the “DPS” and they will deal with the claim. Where there is dispute information such as inventories and photographs will be supplied by us to the “DPS” at no extra cost to the landlord.

Our management service includes rent collection offering the peace of mind that as a landlord you will never have to worry about chasing tenants for rent. Monthly statements will be provided giving a breakdown of income and any deductions that may have been made during the course of the month.

 

Property inspections

Quarterly inspections will be arranged with the tenants and carried out at the property at a time convenient for the tenant and preferably when they are in attendance. This is to ensure that the tenants are taking good care of the property and also to ensure that if there are any maintenance issues that need addressing and the tenants have failed to report them then we can deal with them immediately. Any findings from these inspections will be reported back to the landlord and issues arising from this will be dealt with by the management team.

 

Maintenance issues

The management team will liaise directly with you and your tenants to resolve any maintenance issues that may arise, they can arrange for quotes for necessary works and with your approval have the works carried out with limited involvement from yourself.
