Letting Fees.

We have a simple and transparent fee structure for property lettings, based on the level of service you choose.

Let Only: 8%+VAT (9.6% inc VAT)

  • An initial visit to your property by an experienced lettings professional resulting in an accurate assessment and market appraisal of your property
  • Advice on compliance and legal aspects of lettings
  • Advice on strategic marketing to present your property including impartial advice on property presentation and refurbishments
  • In-house photography to showcase your property to prospective tenants
  • Prominent property display and current industry information on the Wilkinson Byrne website (www.wilkinsonbyrne.com) and multi-listing with Rightmove, Zoopla and On The Market
  • Social-media advertising; Instagram, Facebook and Twitter
  • Display prominent ‘To Let’ and ‘Let By’ boards
  • Accompanied viewings by a member of our experienced lettings team
  • Negotiation of all terms of the tenancy agreement and relevant documentation
  • Drafting of tenancy agreement and relevant documentation
  • Registering the tenant’s deposit money with the DPS and providing all necessary prescribed information and the government How to Rent in The UK booklet to the tenant/s (subject to administration fee of £100 including VAT)
  • Outsourcing to a professional referencing agency to vet prospective applicants are financially sound
  • Confirming occupier’s status for Right to Rent legislation and keeping documentation on file

Rent Collection (In addition to ‘Let Only’) 2%+VAT (2.4% inc VAT)

  • To ease your cash-flow, we will accept your rent collection fees paid on a monthly basis from the rent as it arrives in our account, unless otherwise instructed (in which case, fees will be due at the outset of the tenancy). Please Note: Fees remain due for the entire period that a tenant, introduced by Wilkinson Byrne, remains in your property, either on a fixed term, periodic or other tenancy type.
  • Collection of rent from standing order* with rent transferred into your bank account electronically (within 5 working days) with a monthly statement of account of rent
  • Incoming monthly rent monitored on a daily basis and rent arrears procedure implemented in the event of non-payment
  • In the event of court action being required for tenancy breaches under rent arrears, a complete log of payment history and credit control processes will be provided to your solicitor.

Full Management (In addition to ‘Let Only’) 4%+VAT (4.8% inc VAT)

  • Register your tenant’s deposit in the DPS (Deposit Protection Service Scheme) for the term of the tenancy and any renewal tenancy
  • Serve statutory legal notices for possession and rent arrears in accordance with the 1988
  • Housing Act and presentation of prescribed information as required by law
  • Provide your tenants with the ‘How to Rent Guide’ (Government requirement)
  • Review property rents on an annual basis and negotiating rent increases where applicable
  • Negotiate tenancy renewals in accordance with your instructions
  • Provide accurate advice from our trained and dedicated team
  • Give your tenants full online access to Wilkinson Byrne property management and maintenance services via Property File online system
  • Provide your tenant with our 24 hour Wilkinson Byrne emergency mobile number for your tenant’s peace of mind
  • Provide a financial annual statement
  • Negotiate the deposit release between you and your tenant
  • Co-ordinate with local reputable contractors for property maintenance at competitive prices
  • Secure holding of your property float (£200 minimum) within a protected client account
  • Ensure properties are fully compliant in accordance with all current legal safety obligations, see Landlord’s Obligations Booklet for full details and pricing
  • Arrange Energy Performance Certificate (EPC) (subject to costs).
  • Carry out scheduled periodic property visits with report and photographs by email.
