Energy Performance Certificates (E.P.C)
Domestic properties being sold in England and Wales are now required to have an Energy Performance Certificate. The energy survey is performed by an independent energy assessor and they will examine key items such as loft insulation (where appropriate), domestic boilers, hot water tanks, windows and radiators amongst other things. The information gathered is used to give and Energy Efficiency Rating for the property and a similar calculation is made to establish the Environmental impact rating. These surveys are non-evasive and assessors can make assumptions as to the adequacy of the insulation of a particular property given its age and construction type. When a certificate is issued it will include any recommendations on how to improve the properties Energy Efficiency Rating. Once the Energy Performance Certificate has been ordered marketing of the property and commence immediately. You can check on E.P.C Register to see if you have a valid certificate.
